de Souza’s BEST HOMES was established in 1997 by Colin Sequeira to address one question that the residential land market in Vasai had not been asking: is the title clean enough to defend in 2025, in 2035, in 2055? The firm was built around the answer.

Every mandate begins with a twenty-eight year retrospective title search. Documents are examined page-by-page. NA orders, zonal sanctions, and MahaRERA registrations are reviewed before a property is listed, not after. Where a chain of title cannot be defended to that standard, the firm declines the mandate. The standard does not adjust for price, prestige, or pressure.

What this discipline produces, over time, is a small portfolio. The firm carries a handful of active mandates at any moment, never more.
